Who gives me the loan? A Bank?

No, we, as owners of the property you are purchasing, provide the loan. That is why it’s so easy and fast to obtain your loan.

What are the requirements for obtaining a loan for a vacant lot?

If you are purchasing a vacant lot, there are no financial requirements. Your loan is immediately approved.
You will only need $1,000 dollars down payment and a valid picture ID.

What documents do I need to buy my lot?

You will need one valid picture ID.
If you have a Social Security Number, it will also be required.

How much money do I need for down payment and closing costs?

In the San Antonio area you will need $1,000 for down payment.
Your total origination, closing and recording fees is $738
The $1,738 dollars is the entire upfront money needed to buy your lot.
If you decide to purchase an owner’s title insurance policy, the additional cost will depend on the price of your property. For example, a $47,000 property will cost approximately $503 for the Owner’s title insurance and $395 for escrow fees.

How long does the process take until my loan is approved?

If you are purchasing a vacant lot, your loan is approved immediately.

Is the interest rate on my loan Fixed or Variable?

The interest rate is Fixed.
Your monthly payment for principal and interest will not change during the life of your loan.
The only payment that may change is your property taxes.
